Background
Graylaw Industrial Estate is a group of industrial units in Aintree Liverpool, the project consisted of 21 units to have a full upgrade to landlord specification including Electrical package, fire alarm systems & Heating systems & control across the units housing many large companies including Royal Mail & NHS among others.
The project
Within the project ConneX Electrical were requested to come in and complete phase 2 of the initial project as previous contractors failed to deliver the 1st phase to standard, we came in and delivered 6 units which included the largest one out of the 21, all units included office, storage/ warehouse, kitchens and toilets. We are currently pending phase 3 of the project to be completed late 2024.
The delivery
The project started with the containment for the new electrical installation to be installed in the office and kitchen areas, which included conduit, dado and surface trunking around the perimeter of all office areas, to ensure a clean and simple aesthetic throughout.
We Integrated full fire alarm systems for all the units either individually or combined if they used a shared space, we used various direct systems tailored to each specific units needs and requirements from addressable systems to basic conventional fire alarms.
The lighting design across all units was carefully tailored to optimise functionality and efficiency for any prospective new tenants. In office areas, motion detection lighting systems were deployed, controlling a range of both recessed and surface panel lights to ensure ample brightness for optimal productivity. Meanwhile, the main sections of the units were outfitted with high bay lighting fixtures, ensuring uniform illumination throughout the expansive spaces.
Safety considerations were paramount throughout the project. Emergency lighting was installed in both the warehouse and office areas, utilising a combination of emergency bulkheads and twin spotlights to provide reliable illumination in the event of power outages or emergencies. Additionally, special attention was given to accessibility, with the inclusion of a disabled alarm system in the disabled toilet facilities.
In summary, our approach to the project was marked by meticulous attention to detail, and unwavering dedication to meeting and exceeding client expectations. By seamlessly integrating new installations with existing infrastructure, implementing modern safety measures, and prioritising both functionality and aesthetics, we successfully transformed the units into spaces that are not only visually appealing but also safe, efficient, and appealing to new and existing tenants.
